Shadow Creek Ranch

Shadow Creek Ranch (SCR) is a 3,500-acre master planned community in west Pearland, located near Broadway and State Highway 288. SCR offers new homes from the $240s to over $1 million as well as multiple commercial and retail opportunities. Developed by Gary Cook and Carlo Ferreira of Shadow Creek Development Company, Shadow Creek Ranch ranked as one of the top 10 master-planned communities in the Houston MSA for several years.

Shadow Creek Ranch is the largest neighborhood in Pearland and boasts a wide diversity of culture, demonstrated by 41 spoken languages documented at the elementary schools within the neighborhood.

The development began land assembly in the early 1990s and, when complete, will have approximately 7,000 total homes and living units.

Retail Development

Retail developments include Shadow Creek Ranch Town Center, a 616,372 sq. ft. retail center, which is a joint venture of Transwestern Development Company, WCF Development and Buchanan Street Partners. Shadow Creek Town Center is located on the northwest corner of the intersection of State Highway 288 and FM 518. Anchor tenants include H-E-B Plus!, Academy Sports & Outdoors, Ashley Furniture, and Hobby Lobby.

The Reserve at Shadow Creek, a 150 acre mixed-use development, is strategically located at the epicenter of the 3,300 acre master planned Shadow Creek Ranch community. This development combines retail, residential, and hospitality uses in a single location, including a recently-opened 135,000 SF Sam's Club.

Shadow Creek Business Center

The Shadow Creek Business Center, an 80,000 sq. ft. Class A office building located on Shadow Creek Parkway just one mile south of Beltway 8, is one of several recent office developments. This project, developed by the ZT Group and Wallace-Bajjali Development Partners, LP, was completed in October 2009.
A second phase of 105,000 sq. ft. and a multi-story parking garage is planned for future development.

Medical Development

Hospital Corporation of America (HCA) opened its Pearland Medical Center, a 30-bed, acute care hospital in Pearland in February 2015. Pearland Medical Center is located at the southwest intersection of Highway 288 and County Road 2234 (Shadow Creek Parkway) on a 48-acre site that is currently home to a full-service, freestanding 24-hour emergency department, imaging center and a 3-story, 80,000 square-foot medical office building.

Pearland Medical Center is a 144,000 square-foot, $71 million facility featuring surgical suites, medical/surgical beds, intensive care beds, an emergency department, and an imaging department that will include magnetic resonance imaging (MRI), computerized tomography (CT), catheterization lab, echocardiogram testing, and nuclear medicine modalities. The hospital’s women’s services provides digital mammography, labor and delivery suites, cesarean section operating rooms and a newborn nursery.

Memorial Hermann recently broke ground on a new medical campus in on State Highway 288. The multi-purpose complex will be built on the 40-acre site currently home to an outpatient imaging center, diagnostic lab services, and medical office building, with a second office building under construction.

The new campus includes a “one-of-a-kind” convenient care center, which opened in February 2014, that provides one-stop, highly coordinated access to adult and pediatric primary care, specialty physicians, sports medicine and rehabilitation, and a 24-hour emergency room.

The centerpiece of the new medical campus will be a 4-story, 64-bed acute care hospital, which will open in 2016. It will feature an intensive care unit, operating rooms, cardiac catheterization labs, medical/surgical units, women’s and neonatology services.

Residential Development

There are several multi-family complexes at Shadow Creek Ranch including Carrington Place, Alexan, The Villas and Waterford Place.
