Over the past decade, Pearland Economic Development Corporation (PEDC), the City of Pearland, and Pearland Municipal Management District No. 2 (PMMD#2) have invested more than $24 million in improvements to enhance aesthetics, mobility, and economic competitiveness. These enhancements include landscaping, lighting, water features, gateway monuments, and iconic pear sculptures, creating a welcoming and visually distinctive corridor that supports future growth and investment.

Located at the southwest corner of Broadway and SH 288, Pearland Town Center is a 718,000-square-foot open-air lifestyle center featuring major retailers like Macy’s and Dillard’s, boutique shops, and a variety of dining options.
